ORDENNE PERSPECTIVES

Gross rental yield versus net business yield: fix the comparison.

Use consistent capital, costs and time periods before choosing an investment.

The gross-to-net gap changes the story.

Gross rental yield usually compares annual rent with a property price. It does not, by itself, subtract vacancy, service charges, maintenance, insurance, management, tax or acquisition costs. Business earnings measures may omit their own important cash demands. Comparing the best-looking measure from each side creates a distorted contest.

A property cost checklist.

For a specific property, confirm the purchase price, entry costs, realistic occupied rent, vacancy allowance and recurring ownership expenses. Dubai Land Department’s Service Charge Index is a primary place to check building-specific service-charge information. It is not a forecast of your achieved rental yield. Verify the actual property and applicable charges rather than use a single UAE-wide deduction.

A business cost checklist.

Identify collected operating income, ongoing expenses, owner replacement costs, maintenance investment, incremental working capital and cash tax. Include fees and immediate investment in the initial commitment. Check whether the reported period is representative. The same calendar year and cash-versus-accrual basis should be visible in both cases.

Keep financing and appreciation visible.

First compare unlevered cash yields. Then add actual loan terms, amortisation and equity contributions to both models. A higher equity cash yield under leverage can come with a greater risk of shortfalls. Price appreciation belongs in a separate exit assumption; including assumed appreciation for one option but not the other gives a misleading result.

What an honest comparison achieves.

A consistent model may favour the company, the property or neither. Its purpose is to explain what must be true for the investment to work. Do not call a calculation a market benchmark when the inputs are hypothetical. Keep an audit trail from each material number to a source or an explicitly stated assumption.

Sources and scope

Sources support the referenced concepts or tools. Numerical examples and editorial judgments are ORDENNE’s own; they are not source estimates or UAE market-return benchmarks.

Make the assumptions visible.

Use your own numbers. The calculator assumes constant annual cash flow, no debt and no change in cash flow; it does not measure suitability or guarantee a result.

Compare your investment assumptions

Both business ownership and property can lose capital. Consider liquidity, concentration, operating responsibilities and independent advice for your circumstances.
